More Instructors: Robert Baranowski ROBERT S. BARANOWSKI JR. is an attorney with Hyland Levin L.L.P. in Marlton, New Jersey, where he focuses his practice on environmental and land use matters. He is experienced in handling title insurance claims, real property disputes and general commercial litigation. Mr. Baranowski has presented on land use, zoning and environmental topics for NBI, NJICLE, ALIABA, the Camden County Bar Association, the Sharper Lawyer, the Atlantic Builders Convention and the Rutgers University Occupational Training Center. He earned his B.A. degree from Rutgers University and his J.D. degree from Seton Hall University School of Law. Mr. Baranowski currently serves as the Vice Chair of the Board of Directors for the Land Use Section of the New Jersey State Bar Association and also is a member of the Chamber of Commerce of Southern New Jersey where he serves on its Environmental Committee. Stacy Cohen STACY S. COHEN is of counsel with Dilworth Paxson LLP, where she focuses her practice on environmental and land use law. She has litigated extensively in State and Federal civil and administrative forums and provides regulatory compliance and transactional counseling for a full spectrum of clients. Ms. Cohen also annually writes the Environmental Chapter in the ALM New Jersey Tax Handbook, published by The New Jersey Law Journal. She earned her B.A. degree from Cornell University and her J.D. degree from Seton Hall University School of Law. She is
admitted to practice in the state of New Jersey, as well as before the U.S. District Court for the District of New Jersey and the U.S. Court of Appeals 3rd Circuit. Gary Forshner GARY S. FORSHNER is a shareholder at the law firm of Stark & Stark, P.C., where he practices in the Real Estate, Zoning & Land Use Group. Mr. Forshner concentrates his practice in commercial real estate, land use (zoning and planning), and real estate development. He has extensive experience on behalf of the telecommunications industry, including zoning and planning, leasing, and municipal bidding. Mr. Forshner represents owners and developers in the residential, industrial, retail and office markets. His practice includes representation of national,
international and local developers and businesses, as well as charitable organizations. Mr. Forshner also has served as special land use counsel to municipalities, as well as special counsel to the New Jersey Builders Association. He regularly speaks on such topics as zoning and planning; land use; eminent domain; real estate transactions; financing and leasing; and attorney and governmental ethics, and is a regularly published author. Mr. Forshner was recognized by Real Estate New Jersey Magazine in their 2009 “Meet the Lawyers” edition. Additionally, Mr. Forshner has been honored by his inclusion in Woodward/White's 2010 - 2012 editions of The Best Lawyers in America. He is a trustee of the New Jersey Builders Association, New Jersey Builders Political Action Committee, Shore Builders Political Action Committee, Shore Builders Association of Central New Jersey and a member of the Builders League of South Jersey, New Jersey State Bar Association and Mercer County Bar Association. Mr. Forshner is the secretary and director of the Land Use Section of the New Jersey State Bar Association. He earned his B.S. degree from Pennsylvania State University and his J.D. degree at Washington College of Law, American University. A;am Fox ALAN P. FOX is an attorney with Capehart & Scatchard, P.A., where he has developed his practice in the areas of commercial litigation, commercial transactions, bankruptcy, business law,
real estate, renewable energy law, zoning and land use law. Recently, Mr. Fox's practice has expanded into transactions related to and obtaining zoning approvals for 20 mega-watt
photovoltaic solar powered electricity production systems in southern New Jersey, as well as smaller systems for owner/occupied use in the industrial and manufacturing sector. He has 25 years of experience presenting land use applications before zoning and planning boards, as well as 8 years as the solicitor for the Riverside Township Planning and Zoning Board. Mr. Fox has litigated zoning matters at the trial and appellate levels. His commercial real estate practice covers shopping centers, restaurants, retail, office buildings, warehouses and residential developments, as well as solar farms. Mr. Fox's practice also concentrates on protecting creditors' rights. His commercial litigation experience covers a wide variety of industries, including banking, landscape, manufacturing, computer hardware/software, construction, automotive retail, real estate development and wholesale floral. Mr. Fox represents both secured and unsecured creditors in a variety of commercial lending litigation, including, collection under notes and loan agreements, security agreements and financial statements, mortgage foreclosure, replevin or assignments of rents. His representation of creditors in the bankruptcy forum includes
negotiating cash collateral agreements, stay relief motions, defending preference actions, nondischargeability issues, rejection/assumption of executory contract or lease issues. Mr. Fox was recognized as one of South Jersey's Top Attorneys as published by SJ Magazine. Recently in 2010/2011, he lectured on Landlord/Tenant issues in Bankruptcy. Mr. Fox earned his B.A.
degree from Rutgers College and his J.D. degree from California Western School of Law. He is admitted to practice law in the New Jersey and Pennsylvania state courts, as well as before the
U.S. District Courts for the Districts of New Jersey and Western and Eastern Pennsylvania. Mr. Fox is currently representing a national Class I railroad with the first eminent domain matter in
New Jersey in over 40 years. Paul Schultz PAUL H. SCHULTZ is an attorney with Leonard, Sciolla, Hutchison, Leonard & Tinari, LLP, where he serves as chairman of the firm's Land Use Practice Group. He concentrates his practice in the areas of land use law, personal injury and civil litigation, as well as assisting clients with a variety of other issues. Mr. Schultz has represented clients ranging from individuals and small business owners to multinational corporations in proceedings before local zoning boards and planning boards, county planning boards and other governmental agencies on use variance applications, subdivisions, site plan applications, and various other land use issues. He also has successfully represented clients as objectors to zoning applications and in challenging municipal redevelopment plans. Mr. Schultz served as a member of the Delran Township Zoning Board of Adjustment from 2004-2011, and from 2008-2011 served as Chairman of the Board. He also served on Delran Township's 2009 Master Plan Reexamination Committee, which is responsible for performing the periodic reexamination of the Township's Master Plan, the document which sets forth comprehensive land use and community development goals for the Township. Mr. Schultz earned his B.S. and M.B.A. (with highest honors) degrees from Rutgers University
