Annual Meeting & Economic Outlook for Commercial Real Estate in a Post-Sandy NJNAIOP New Jersey ChapterEast Rutherford, NJ New Jersey’s physical landscape has literally changed in the wake of Super Storm Sandy. As the storm waters receded, a host of challenges, changes, and opportunities emerged. The total impact of Sandy may not be known for years, but the need to think differently is a given as we recover, reassess, and rebuild our state.
NAIOP New Jersey Chapter’s “Annual Meeting and Economic Outlook for a Post-Sandy NJ” intends to examine the ways in which we can think differently about the state’s development trajectory. The program will begin with a presentation made by an official from the US EDA that will explore best management practices and federal resources for disaster recovery and economic growth. Following this presentation, an expert panel composed of a developer, a broker, a utility industry executive, and a representative from Governor Christie’s office will address the following questions: What public policy changes (codes, regulations, incentives, land use planning) will be driven by Sandy? With changing climate, more frequent intense storms and rising sea levels, how do we ensure that our buildings, energy grid, transportation infrastructure, supply chain and communications infrastructure are sturdier and more resilient? How can the state of New Jersey learn from Sandy, better prepare for similar scenarios, minimize our risks and damage, and ensure more expedient recovery times post-natural disasters?
More Instructors: Richard Johnson Mr. Johnson joined Matrix in 1990, and is currently the partner-in-charge of the development of office and mixed‑use projects within the Matrix portfolio and all design and construction activities for warehouse/distribution facilities, with a particular focus on urban development and redevelopment opportunities in New Jersey and Pennsylvania and renewable energy initiatives throughout the portfolio. Mr. Johnson also has extensive experience in development consulting and in sustainable design processes, specifically the use of renewable energy solutions in warehouse/distribution center buildings. He has been involved in public policy initiatives at the state level focused on urban infrastructure, parking structures and implementing public-private partnerships for economic development. Before joining Matrix, Mr. Johnson was partner-in-charge of Princeton Forrestal Village in Plainsboro. Prior to his development experience, Mr. Johnson was a registered architect working on projects for The Kling Partnership in Philadelphia and the Chicago office of Skidmore, Owings and Merrill. Matthew Erskine Matt S. Erskine serves as Deputy Assistant Secretary for Economic Development for the US Economic Development Administration (EDA). He was appointed Deputy Assistant Secretary of Commerce and Chief Operating Officer in September 2011.
Before joining the Obama Administration, he was Senior Vice President at the Greater Washington Board of Trade and Executive Director of the Greater Washington Initiative, a private-public regional economic development effort that has helped to position the Washington region as a premier business destination. Additionally, Erskine was President of PLAY, a management consulting firm in Richmond; a principal in the Advanced Technology-Telecom and Professional Services practices of the management consulting firm Korn-Ferry International; and management consultant at Coopers & Lybrand Consulting in the Telecommunications and Media Strategy and Federal Government practice areas.
He also served in the public sector as the Deputy Secretary of Commerce and Trade in Virginia Governor Mark Warner Administration, where he led and managed multiple gubernatorial initiatives and had oversight of the operations of 16 departments and agencies, consisting of more than 2,500 employees and a combined annual budget of $800 million. Erskine was also appointed by Virginia Governor Timothy Kaine to the bi-partisan Virginia Research and Technology Advisory Commission.
Erskine earned a Bachelor of Arts (B.A.) from the University of Virginia as an Echols Scholar and a Master of Business Administration (M.B.A) from the Harvard Business School. He recently completed his five-year term membership with the Council on Foreign Relations. Lou Goetting Lou Goetting currently serves as Deputy Chief of Staff to Governor Chris Christie. Prior to this position, he served as the Cabinet Secretary to Governor Chris Christie since January of 2010. In both of these roles, he led efforts on behalf of the Governor to balance the State’s budget, ensure the performance of all Departments and Agencies and advance the Governor’s agenda.
Lou Goetting was the principal and founder of Goetting Ahead, LLC and provided public policy consulting services to both public and private clients. Previously, Goetting was the Executive Vice President of Administration at Brookdale Community College where he lead the administrative operations and information technology of the college.
From 1998 -2002, Goetting served as the Vice President of Administration of the University of Medicine and Dentistry of New Jersey leading the capital planning initiative of the University while managing the core administrative offices. Goetting was a member of the administration of Governor Whitman from 1994 -1998 serving as Assistant State Treasurer and Deputy State Treasurer. He joined the Whitman Administration as an established expert on municipal government and led the nationally recognized performance audit program. Lou served in municipal government from 1973 – 1994 as Administrator of three New Jersey communities. He has also served as a Commissioner for the Public Employment Relations Commission and as Chair of the NJ Pension and Benefits Review Commission.
Jim Gerace As Vice President of State Government Affairs, Jim Gerace is responsible for Verizon’s corporate interests—including public policy, government and external affairs, regulatory matters, and philanthropy—throughout the New Jersey, New York, and Connecticut region.
Mr. Gerace began his telecommunications career with NYNEX Mobile Communications in 1986 managing the company’s employee communications. At NYNEX Mobile, he held a variety of positions, and was named director of public relations in 1991.
In 1995, Mr. Gerace directed the announcement of the merger between Bell Atlantic Mobile and NYNEX Mobile, then the largest merger in the wireless industry. He was named vice president-public relations, and a member of the senior staff of the new business. In 2000 he directed the communications for the merger of Bell Atlantic Mobile and AirTouch that launched the Verizon Wireless brand.
Mr. Gerace is an industry leader on wireless customer-friendly policies including the Verizon Wireless 30-day network test drive pledge that pays for calls if a customer isn’t satisfied and switches to another carrier. Additionally, he champions initiatives concerning customer privacy, local number portability and safe driving.
Mr. Gerace is a former Board Chairman of The Wireless Foundation, a non-profit organization that oversees programs designed to put wireless technology to work addressing the challenges of society. An advocate for domestic violence prevention, Jim is also a board member of Jersey Battered Women’s Service, Inc., a private, non-profit agency that provides valuable life-saving services to victims of domestic violence. Mr. Gerace is also on the board of Inroads of the New York/New Jersey Region, a non-profit organization dedicated to developing and placing talented minority youth in business, preparing them for corporate and community leadership.
Mr. Gerace received a Bachelor of Arts degree in communications from the State University of New York at Buffalo.
Eileen Carey Ms. Carey is a Director of Client Solutions for the Connecticut and New Jersey Branch Offices. Eileen has 25 years of real estate experience. Her management oversight for the combined branches is in excess of 20 million square feet. Her role as Director is focused on ensuring that the latest financial, operational and technological platforms are made available to the more than 100 properties within her portfolio. She collaborates with talented portfolio managers to develop integrated service solutions, addressing Property/Facility Management, Project Management, Agency Leasing, Office Services and other consulting needs for C&W’s Clients.
Prior to becoming a Director for C&W, Eileen was a Sr. Portfolio Manager for both investment properties and corporate owned facilities. Her responsibilities included high profile properties in the Northern NJ area such as the Gateway buildings in Newark and Continental Plaza in Hackensack and One Meadowlands Plaza in East Rutherford. Additionally, her responsibilities in facility management included properties owned by fortune 500 corporations.
Prior to joining C&W, Ms. Carey worked for RREEF Management Company, managing multi-tenanted office buildings, shopping centers and warehouses. Her portfolio responsibilities at RREEF were located in central and northern New Jersey giving her substantial knowledge of capable vendors, local and state regulations and various markets.
Eileen is a member of the Building Owners & Managers Association (BOMA) and is certified as a Real Property Administrator and LEED EB Accredited Professional. She is a graduate Cum Laude of Marist College in Poughkeepsie, New York where she majored in Business Administration.
