Learn how to conduct analysis on various real estate development projects to identify the magnitude of the risk, and based on that assessment, make the decision to move forward or not with the development project.
Topics include:
- Analyzing market data - Assessing and valuing site - Preparing and evaluating “back of the envelope” budgets - Assessing community and political environment - Reviewing regulatory, title, and other issues.
A case study will be used to assess the potential economic viability of a real estate development project.
More Instructors: Ronald Ladell AICP As Vice President of Development for New Jersey, Mr. Ladell oversees AvalonBay’s development and redevelopment activities throughout New Jersey. Mr. Ladell is based in the company’s Woodbridge, New Jersey office and focuses on developing premier residential and mixed-use communities in high barrier to entry markets. Prior to joining AvalonBay, he was the Vice President for Business Development for Pinnacle Communities responsible for commercial and multifamily developments. Mr. Ladell also served as the Vice President, General Counsel and Director of Development for a restaurant and hotel franchisee developing, constructing and operating Marriott hotels and TGI Friday’s and Wendy’s restaurants in the Northeast. Mr. Ladell began his professional career as a real estate and corporate attorney at Hannoch Weisman. He also was appointed and served as the Planning Board attorney for the Township of Livingston and as a member of Livingston’s Zoning Board of Adjustment. Mr. Ladell is a member of the New Jersey Apartment Association’s Board of Directors and previously served as a Board member for a special improvement district. He is a licensed real estate salesperson. Mr. Ladell received his JD from Rutgers University School of Law-Newark and his BA from Rutgers College, Rutgers University in New Brunswick. He also appears regularly as a panelist for real estate development, finance and legal topics and formerly as a political commentator for a radio talk show. Willian O'Dea William (Bill) O’Dea has worked for the Elizabeth Development Company (EDC) sine 1993, serving as Deputy Executive Director for the past nine years. In his capacity as Deputy Executive Director, O’Dea oversees the administration of over $ 10 million for economic and community development projects annually, managed over $750 million in redevelopment projects, developed public policy with special expertise in the area of community organizing and leveraging state and private funds to spearhead economic development growth in underutilized urban markets. Under his supervision the National Association of State Development Agencies named EDC as the #1 urban enterprise zone program in America in 1998. EDA was awarded the second largest grant in New Jersey in the amount of $700,000 from the Wachovia Regional Foundation for Elizabethport development in 2004. This past June, the E-Port Neighborhood became only the 2nd neighborhood to be approved for Neighborhood Revitalization Tax Credit designation by DCA. Mr. O’Dea was elected in 1985 as the youngest councilman in Jersey City’s history serving two-full terms. In 1997, he was elected Freeholder for Hudson County where he continues to serve, now in his third term. Among his many awards and distinctions, O’Dea has received the honor of the Who’s Who of International Business Professionals in 2004. He serves as Vice Chair on the Executive Board of one of the state’s largest Hispanic social service providers, Puerto Rican Organization for Economic Education PROCEED, Inc. He holds a degree in Political Science and Criminal Justice from Saint John’s University, where he graduated Magna Cum Laude. He also attended Seton Hall Law School in Newark. (0 Ratings)
