Most modern zoning ordinances list uses permitted by right, prohibited uses, and conditional uses for each zoning district. Conditional uses are uses permitted subject to compliance with a set of conditions or requirements set forth in the zoning ordinance. This PAS QuickNotes explains how conditional uses add flexibility to zoning and offers some basic tips to help public officials make fair and prudent decisions about conditional use standards and applications.
Energy conservation and renewable energy production (including solar energy) play a significant role in community sustainability goals. Public officials and engaged citizens have opportunities throughout the planning process to help support and advance solar energy initiatives in their communities. This PAS QuickNotes discusses how to support solar goals through five strategic points of intervention.
