Workshop 2 will document the disturbingly low vacancy rates along with the continued escalating rental prices on Santa Barbara County’s South Coast and their socio-economic effects on the community. This workshop will articulate the supply and demand imbalance and the forces which continue to challenge any potential future.

This workshop will illustrate the basic economics of developing rental housing and review physical, financial and regulatory constraints. The panelists will analyze potential solutions to help provide more rental housing including a look at AUD (Average Unit Density) programs, less parking requirements, height restrictions, reduced fees, as well as new concepts.
