Federal and State Historic Tax Credit Program Update


The Federal Historic Tax Credit program is one of the most vibrant and catalytic incentives available for developers and property owners that focuses on historic preservation. The national incentive allows for a 20% tax credit on all rehabilitation expenditures for a certified historic project. This session will explain the process for applying and eligibility in addition to offering insight, tips, and examples to ensure a successful project.



The Alabama Historic Tax Credit program was restored during the 2017 Legislative Session and will go into effect in early 2018. The new program is significantly different from the previous state program, and the session will explain the application process, eligibility, and the rules for securing or selling the tax credits. The 25% tax credit program will only be active for five years, with an annual cap, so understanding the process is crucial for combining the state and federal programs for a maximum return.
