This 2.5-hour tour will include taking participants through the mixed-use, traditional neighborhood development of the Town of Tioga, located in western Alachua County. The developer of the project, Mr. Luis Diaz, will discuss the complex process of bringing such a project on line, including the various planning and zoning steps that had to be taken in order to start the process. The community includes a traditional downtown area with shops, restaurants, and professional offices, which are located on a major arterial. Away from the major arterial, there are single-family homes of varying sizes, parks, a community garden, and a town hall. Mr. Diaz will discuss the design principles that were crucial in making the Town of Tioga a planning and commercial success. These design principles include: small lots, pedestrian prioritization, a mix of uses, accessible public spaces, use of alleyways, connected streets, transects, energy efficient homes, and future provision of services such as schools. Participants will have the opportunity (and are encouraged) to ask any questions they may have about the development, process, design, or other aspect of the Town.
