Comprehensive Zoning Ordinance Update

The City of Brentwood is seeking Statements of Qualifications from experienced firms to conduct a comprehensive update of the Zoning Ordinance, resulting in a modern, intuitive, effective document.

The existing Zoning Ordinance, originally adopted in 1987, has been amended numerous times since then, but never comprehensively. The current Zoning Ordinance contains approximately 20 base zones and 70 planned development zones. Some of these zones are no longer necessary and should be eliminated. The City will also be considering creative suggestions to minimize and consolidate the many planned development zones, where feasible.

Each zone's regulations describe their respective intent, the uses permitted and conditionally permitted, and the development standards. The Zoning Ordinance also includes regulations for a number of other uses such as landscaping, signage, and parking. Certain chapters of the ordinance are outdated and in need of revisions, where other chapters, such as Wireless Facilities (Chapter 17.790 and Chapter 17.795), Marijuana Facilities (Chapter 17.780), Signs (Chapter 17.640 and Chapter 17.645), and Adult-Oriented Businesses (Chapter 17.690) will require minimal, if any, revisions, mostly to ensure that they are in compliance with recent state legislation and case law.
