I-35 Corridor Visions Study

Per City Council's direction, there is a strong need to create a new vision for the IH-35E corridor that will guide the development and redevelopment of the area, leveraging existing assets within the corridor. Much of the corridor, particularly the west side and northeastern portion, has had some form of industrial zoning in place for many decades thus allowing a wide range of uses and intensity. Additionally, the community has recently lived through the widening of the IH-35E highway infrastructure, and could be facing the next phase of highway expansion sooner than later pending successful funding allocation.

Although it is anticipated that redevelopment of the corridor will take time, it is important to note that current successes within the corridor include the Station Area redevelopment. This new development has been twenty years in the making, having started with an adopted vision in advance of the arrival of the DART station. Today, Council is committed to a longer term vision of higher quality retail, restaurant and office uses for the entire corridor, building upon the initial successes within the Station Area. Now is the time to develop a new vision for the corridor.
