The City of Laramie recognizes small homes as a key strategy for expanding housing choice, diversifying housing types, and increasing the supply of attainable, modest-sized homes within new and existing neighborhoods. Under the City of Laramie Unified Development Code (UDC), small homes must comply with applicable residential zoning district standards, including size and height limits, setbacks, design compatibility requirements, and all relevant provisions of LMC Title 15 and the International Residential Code (IRC). The intent of the Pre-Approved Small Home Plan Library is to provide construction-ready designs that meet UDC and IRC residential building requirements, making it easier and more cost-effective for property owners to build high-quality, code-compliant small homes. While the plans will be developed to fit a range of lot sizes and zoning districts, their use is not limited to a single housing type or configuration. Each design is intended to serve multiple potential applications, such as:
- As a standalone principal dwelling on a residential lot in any zoning district where single-family homes are permitted, provided all applicable zoning and building requirements for that district are met.
- As part of a cottage court, cluster development, Planned Unit Development (PUD) or infill housing project, where small-scale units contribute to higher density and diverse housing types.
By creating a library of pre-approved designs, the City aims to expand the range of housing options, streamline permitting, reduce design costs, save time, and promote high-quality, context-sensitive small homes as primary or secondary structures where allowed by zoning.
