Accessory Dwelling Units
The city’s zoning code permits internal, attached, and detached accessory dwelling units (ADUs) by right in multiple residential districts, subject to use-specific standards (§408.01). These standards address owner occupancy, minimum room and facility requirements, unit size, setbacks and lot coverage, unit height, units per lot, utilities, renting, and variances (§408.02.D.4).
Student Housing
The city’s zoning code includes multiple student-housing-related uses and districts.
It defines “boarding house” and “private dormitory” (§203). It permits boarding houses by right in certain districts and with a discretionary use permit in others. It permits private dormitories houses by right in certain districts and with a discretionary use permit in others, subject to use-specific standards (§408.01).
Standards for private dormitories address parking, building design, orientation, gated developments, open space, pedestrian and bicycle connections, dumpster placement and screening, equipment screening, mail boxes, and lounge uses (§408.02.C).
All students occupying dwelling units must conform to the code’s definition of “family” (§203).
It includes one base and one overlay district to address different student housing issues. Its University Neighborhood West base district permits high-density, pedestrian-oriented residential and mixed use development near the Auburn University campus (§304.04 & §509.03). And its College Edge Overlay District includes development and design standards for pedestrian-oriented mixed use development near the Auburn University campus (§304.02 & §508).
