Accessory Dwelling Units

The city's zoning code permits one internal, attached, or detached accessory dwelling unit (ADU) by right in all single-family zoning districts (§27.62.040.c). Use-specific standards address lot area, unit size, owner occupancy, utility connections, unit height, setbacks, parking, and deed restrictions.

Wind Energy

The city’s zoning code permits wind energy systems in all districts subject to district standards, with provisions that allow systems that exceed district height regulations and commercial systems with discretionary use permits. It allows building-mounted wind energy conversion systems (WECS)

It permits WECS as accessory uses by right in all districts (§27.06.020.c.7), subject to district height, setback, and accessory structure standards (§27.72). It allows building-mounted WECS that comply with district height, front, side, and rear yard requirements (§27.06.020.c.7.ii) and use-specific height and setback standards (§27.72.110.b). It permits WECS in exceedance of district height standards in the AG and AGR (agricultural) districts subject to use-specific setback and fence standards (§27.72.110.a).

In non-agriculture districts, it allows WECS to exceed district height standards with a discretionary use permit, subject to use-specific standards (§27.63.420). These include fencing, climbing, and setback standards. WECS must be setback from all lot lines at a distance equal to tower height plus rotor diameter.

It distinguishes commercial WECS from other WECS by rated nameplate capacity (§27.02.040.C). It allows commercial WECS in the AG district, subject to use-specific standards (§27.63.425). Commercial WECS must comply with setback, noise, lighting, and decommissioning standards.
